anyone seen the 200.00 lots selling on ebay for truman lake. don't remember the dimensions but they are full price auctions not the down payment ones. think you could have a lot up there for around 350 or 400 after fees.. anyone checked this out?

Heed the ole proverb "if it sounds to good to be true, it probably isn't". I had a friend who purchased lake front property on the Rock for a very reasonable price considering the location. He even had a deed search and everything was clean as billed. The problem was after he bought it, the only way to legally access the land was by boat. It had road access that seemed obvious, but it was privately owned and not public.

I am extremely familair with this area. It is about 3/8 of a mile from Talley Bend Public Access Area. I do not remember a beach at Talley Bend, but it could be over in the campground area. This peace of property is in a development designed to be like a private campground. The lots are small, just like this one, though big enough for a camper. Do not know much about the water, sewer and electric situation, it was suppose to have a community well and sewer with fees collected through a membership for use. As far as the electric, I believe you have to set up your own meter and hook up. Some of these lots have a steep gradiant and may require some extensive work to get a level site, which is typical for that area. Lake front property? could border Corp property and a short repel to the water.

Fishing is good in that area, especially for crappie and catfish. The only draw back is there is about a 2 1/2 mile stretch of Truman lake the runs directly North and South, with Talley Bend access right in the middle. I have seen a lot of days I could have went surfing there. There is a lot of public hunting land in that area as well, good deer and turkey hunting.

The price is not bad if that is what you are looking for, 3,000 square foot for about $600. But I would recommend to check it out first.

Thanks for the info. Good fishing here at Table Rock. But you never want to miss out on crappie that might be that close right?

We've been selling property on ebay for about 3 1/2 years now. At first we were shocked that this was a viable way of marketing real estate--but it is! We've done in excess of 1300 real estate transactions on ebay and all of our buyers have been satisfied. If you do the necessary due diligence, on both the property and the seller, you can feel safe about your purchase. Just remember to make sure that title is transferred by Warranty Deed (not Special, Quit Claim, etc.), property has deeded access (unless stated otherwise, but as mentioned above--how can you get to it?!), etc. But the old saying "if it sounds too good to be true".....just be smart about it and you can really pick up some good deals.
