Members 4fishys Posted April 7, 2006 Members Share Posted April 7, 2006 I am looking at a lot in a new development, but the developer says he doesn't and won't have a price on a slip until after we are locked in to the thing. I'm afraid of being gouged on the price, since the lot without the slip isn't near as valuable for resale. How is this normally done down there? Only knowledge I have is of slips being sold with the new lots, and generally discounted some to the first buyers, but never an open ended price. Kind of like buying a car, and being asked if you want tires. Of course, you say. How much. Don't know, and won't until after you have purchased the car. Then the tires come in at 500.00 a piece! What do new slips generally go for? I have seen 12,500 to 20K in real estate mags. Am I being paranoid? Can't be held hostage for a slip, and then told it's 30K, know what I mean? Members Champ Posted April 7, 2006 Members Share Posted April 7, 2006 If you are talking about table rock, I would agree that they are mostly between $10,000 and $20,000. The closer to Branson, the more expensive the slip. A guy around compton ridge north of the dam built a large dock and was selling them at $20,000 per slip...Before the storm destroyed it. I have seen them as high as $30,000. Off of hwy 86 around ridgedale and blue eye, used ones go for $10,000. Not sure on prices around Kimberling. That being said, if he won't give you a firm price then I would not do business with him. My guess is he wants to sucker you in to a very high priced boat slip or is too poorly organized to have this info figured out. Either way it would make me nervous. Wayne SW/MO Posted April 7, 2006 Share Posted April 7, 2006 I think Phil is right on, its not unusual to see signs wanting to buy dock permits because they are scarce. Sounds to me like it might be a scam. Any developer that has gone that far should already have a price in mind and should be giving it. Today's release is tomorrows gift to another fisherman.
