In the infant stages of looking at a lake house on Pomme. Being 2 hrs away, I want to take my time and check out everything I can think of......What are things to be sure and check while I am there?

thanks

I short check everything. Having dealt with a lot of homeowners over the last 20+ years i will add a few specifics. Septic/Sewage, be sure you know what you have, where it is and what condition it is in. Lots of folks very surprised when they discover they don't have room to properly replace failing septics. Roof, lots of folks neglect the roof. And if there is a dock or other permits with the COE check with them to see what the last dock inspection results were and what you might be allowed to do.

I would highly reccomend if you find a house you are interested in that you hire a professional to check it out. A few dollars spent early on will pay you back later.

In that area I would want to know about the water supply and also make sure the termite inspection is reliable. If it has a basement make sure it doesn't include a wet weather spring.

Today's release is tomorrows gift to another fisherman.

Went and checked it out. the mobile is a 2001 that was moved in in 2006. Very nice and clean and has a dock. One end seems to have settled just a touch (it is on blocks, not permanent foundation) which I think is the reason there is a decent crack in the ceiling. other than that looks to be pretty good. Just have to check into the costs of re leveling and fixing the crack.

I would second the motion for a thorough check of the septic system. I had a place on Pomme for 35 years. The cost of putting in a septic system is very especially if you are close to the water.
