Wife and I are looking to start our retirement planning and would like to do so with a resort of some sorts. We are looking for the following, must be in Missouri on a larger lake, may have retal cabins, rv & camping spots, marina, bait and tackle shop, hotel / motel rentals, or boat rentals. been there wily, will check on those two gilly. Yeah this whole idea is still a big dream but getting a little closer everyday. I am only 30 so talking retiring already is kind of hard to believe but I have a to have something payed off by the time I am ready to retire so thats why I am looking now. I have been unemployed since December 08 with an odd job here and there. If I could make this happen it would be very awsome for me and my family.

That's the trick, you making it happen. And it's great that you recognize this at a young age. One thing you might have to consider is chasing work. Don't know where you live but unemployed since '08 is a long time. That would stretch anyone's resources.

Im not sure if you have ever ran or worked at a marina/resort. But I can tell you from the 5 plus years I had one, is that its no retirement. If you like working 100 hours a week, fighting mother nature at every turn, and never knowing how good the weekend will be then by all means do it! You basically have 4 months to make all the money you can and hope its enough to cash flow the remainder of the year. If you can make it work and have something paid off say in 10 years then you will have a decent retirement. A ten year note on a Million dollars is 120 payments of about 10k each. But after that its all cash in your pockets!
