Located in Lampe in a quiet cove minutes from Baxter marina. I am looking to sell them, and have someone interested in just the lot, but I don't need a slip. I know that they go together better as a package, but I'll split if the $$$$ work out. Question is this.....what are 10x28 covered slips with water, elec, platform and locked gate worth? I appreciate any input you might have. I'm in the Chicago area, so I don't get down there a lot unfortunately. Thanks! It was a brave man who first ate an oyster!
Martin Posted November 20, 2011 Posted November 20, 2011 Don't know without a house to go with it.. Wish I had one that size. Prices for slips down here are all over the place. Finding somebody that really WANTS IT bad can be a real good thing for you. Many people are house hunting and the slip is just an option. If you'll PM me, I know a couple of guys that might be interested, but you'll have to deal with them yourself. The first thing they'll ask is: Where EXACTLY is the slip. If it's not too far from Lampe, they may jump on it. Call some local realtors for an estimated price. Be sure and mention you do not have a house for sale, only a lot. Hope that helps a little. I guess it depends on what your financial situation is, which, obviously we won't discuss on here. Personally, I wouldn't break them up unless I really needed the money, or I was getting a premium price for the lot. Lakefront lots with a slip are still a premium, but the market is pretty soft right now. I now have 3 slips (one is in my Son's name). We paid $15,000 for the first one that came with the house in 2004.(lift included) Bought another one in 2005 for $16,000.(no lift) Those are both 10 X 24's. Bought the third one in 2008, which is also a 10 X 24, for $26,000. That was pretty much the peak of the market, I think, but I wanted it. I extended it to a 10 x 28. We just recently refinanced, and so I called our agent to ask her about recent appraisals on lakefront homes. Some lenders will consider slips in the appraisal, so I asked her about our slips. She told me that 10 X 24's on good community docks were going for anywhere from $18-25k and 10x28's up to 30k. The first thing I would do is check with other slip owners on your dock to see if they are interested. Also, check with any neighbors near your lot. You didn't say if the dock has a parking lot. That's a must if you're selling it without adjacent property.

I understand I don't necessarily want to break them up, as I would be looking for a slip if I was buying this lot. There is someone who isn't looking for a slip though, and just the lot. If the numbers work out I might split them up. I understand that things are very slow now, but this is a beautiful property and I'm hopeful that someone appreciates those wonderful sunsets as much as I do! It was a brave man who first ate an oyster!

Keep in mind that there are not that many available & there are restrictions on adding more, so....... no need to give it away ! Also, it would be easier to sell the lot WITH a slip.. Had it for sale for 2 yrs. for more, but no takers. There are loads of slips at the Knob, and that is always a problem. Lots also at Baxter. Don't know if you can get much over $17 reguardless of what the realators say. Lots and lots of folks got upside down in these slips and are not using them, and want out. Price is at least 1/3 less than it was a few years back. They do go much better with the lot. There has also been talk about releasing more permits, and I believe this is coming in a very short time. Government needs the money. We built a 20 stall dock at Shell Knob for under $80,000.00, so the majority of the price of a stall is putting money in someones pocket. Mostly realators and subdivision owners. Got a feelin reality and common sense has set in. 25 to 30 grand for a hole in the water is outragious. Not to mention maintenance and upkeep. Good Luck Would agree that prices aren't what they used to be! A 10 X 24 on our dock just sold for $22,500 with a lift. No lot or home nearby. These slips are accessed by a 1/2 acre gravel parking lot,have large lockers, swim deck, electric, filtered water from the well, and a great view of the bridge. And on some weekends, a great view on the swim deck!
edwin Posted November 22, 2011 Posted November 22, 2011 We've had a few 10x20 slips in our dock sell for the mid to high teens in the last couple years. I paid $6500 for my 10x24 slip back in 1999. "Advantages are taken, not handed out"
vacation Posted November 22, 2011 Posted November 22, 2011 In my dock 2 sold this fall...one a 10x28 no lift, no lot for $30,000 and a 12x28 for $35,000 I will say we are 5 min from branson and our dock is 3 years old
