I have to use a 1031 swap after the sale of my farm in Iowa and wish to buy either acreage or a place on the water in North Central AR. I know I cant do both because anything with a lot of acreage (if you can find it with river access) is over the top price wise.

I have so far decided on the Mountain Home area so I can be between the white, crooked creek, and north fork of the white.

This is strictly based on internet research so far. I am planning on a float trip this fall down there so I can get a better game plan as to the places I want to look. But with a 1031 swap I will have 45 days to buy a property, so I was hoping to get some local insight on places. Ascethics, Internet access ( i work from home), things to do (were in our 40's). and ideal location for me to get out and fish hike hunt camp etc.

any input would be appreciated..

You have made ambitious plans. My wife and I moved to NW Arkansas in our early 50's. We left high pressure professions. We wound up teaching as second careers and live on Table Rock Lake (upstream from your destination on the same White River). Depending on your academic background and/or skills, Arkansas has a reasonably uncomplicated process for obtaining a license through alternative means.

Flippin, Arkansas (maybe 20 minutes from Mountain Home) is home to the Ranger boat factory. Many would love to work there, but with the right skill set you might look there.

Mountain Home is large enough to offer good health care and some city type amenities, but much of that area is quite rural and still in larger acreage bundles. Not much agriculture here unless you count chicken farming, one of Arkansas' largest industries, because of the topography. However, many do make their living raising chickens for Tyson and Georges.

The fact that Mountain Home is growing offers opportunities in something resembling a town or city setting.

I am pretty fortunate that as an IT professional I wont have to find employment. I will continue to work for my current employer I just need High seed internet access so I can VPN into work.

I spoke with Larry from Hogs on the Fly (super nice guy!) and he gave some great local tips. Looks like I have the right area in mind - Mountain home, flippin cotter area.

Great area to live in, especially if you like to river fish for trout. You've also got Bull Shoals lake nearby. Not much in the way of upland birds however.

Confirm your Internet access before you buy unless satellite is ok for you. On the 1031 I thought you had 90 days to identify replacement property and another 90 to close.

Thanks for the heads up.

I just spoke with a realtor at Gilbert realty and she indicated That yes I have 45 days to locate a like investment property and 180 days to close. That does give a little bit more breathing room... but not much! :)

Internet at 30meg+ will be a requirement. Satellite wont cut it for the work I do.

Thanks for the offer. I am forgoing the whitetail archery season 2 week vacation I take yearly and trade some of that for a float trip. When is the best time in the fall. I have an Scadden Excalibur XX with the two person frame addon. I should have an outboard on it by then.. looking at these new propane outboards (jury is still out on those) If I make it down I'd buy you a cup of coffee or whatever if your up for it.
