Ranger Z22 Posted March 31, 2009 Posted March 31, 2009 My wife and I have been looking at houses in the area for a 2-3 years now, and will be looking real close at one in the next week. This house is in a sub division. What is everyone's opinion on a boat slip ? Seems most of you trailer your boat ? Is there much break in problems in KC ? I know there have been boat break-ins with boats left on the water. Any infomation on houses ? We will retire here, don't have an exact time, maybe a year or two. Then I don't have to read about fishing I can be out there with you guys. Thanks to everyone, your help is appreciated. Z22
Sam Posted March 31, 2009 Posted March 31, 2009 I know several people, both retired and not retired, who have moved to the Kimberling City area. As far as I know they all like it - the only negative things I've heard is that it's a long drive to Springfield when they have to go to "the big city" for something - and gas is always about a dime higher down there. It's a funny thing though - they all moved to the lake because they like to fish, then they quit fishing. It seems like people move there, fish a lot for the first year or so, then quit. One friend who lives in Kimberling used to be a serious tournament fisherman as well as fishing a lot for crappie and white bass. He hasn't fished at all for about 7 years now except when grandkids come to visit he'll take them fishing from the bank. He sold his bass boat about 5 years ago, and he won't even go with me on fishing trips. He just lost interest. I guess that's human nature. People from far away take their vacations in Branson, and we live nearby and haven't gone to a Branson show for about 15 years. My brother-in-law lives in Las Vegas, and they never go to a casino. I'm just saying - you may lose interest once the lake is right there every day. Others here can give you more info about Kimberling, docks, and so forth. There's a lot of people living at the lake who DO fish, too - and I hope it works out that way for you.

Kimberling City is a fantastic place to live with lots of shopping and fishing right at your fingertips. If you are buying in a subdivision, and they are throwing in a slip with the home I would for sure take it weather you use it or not. I would not spend very much if anything on a slip. The days of the $30,000.00 boat slip are long gone. Not to hard to pick one up now, for less than half that. Also know that the Corp. is going to approve a large number of docks in the near future, and that will further lower a price that had gotten to be absurd. We reciently priced a 20 slip dock for our lodge and the price was under $100,000.00 so you know there is profits to be made if you are selling slips for much over 8 or 10 grand. We have two slips now at Shell Knob, and won't leave the boat in them. Not a good practice to leave an unattended boat on the Rock, reguardless of where it is. We trailer to fish. Table Rock is very diverse and if you have flexibility, you can usually find them. If you are locked in one certain area, unless it is Shell KNob, sometimes the bite can be pretty tough. Homes in Subdivisions are down from there highs by about 15 to 20 percent. Lake view and Lake front homes are really about the same as they have been. Any upturn in the Market and with Spring coming, might be a good time to buy one, as they will on any positive good economic news rise. Members Fat Boy Posted April 1, 2009 Members Posted April 1, 2009 I moved here 5 yrs ago to fish and was lucky enough to find a very good job in the area. 1.5 miles from home. I fish every wkend and love it. I had a chance to buy a slip and did not. I live in Cape Fair and I can be at Shell Knob Kimberling, State Park all with in 25 mins. We love the Cape Fair area 45 min to Springfield and 20 mins to Branson and we have season tickets to SDC and we go see lots shows love it

I don't have a huge issue with leaving my boat on the lift...just make a habit of getting things out of sight and locked up. Personally, I love the aspect of keeping a boat on the lift. dtrs5kprs Posted April 1, 2009 Posted April 1, 2009 I've noticed the same thing with people moving to the lake and then not fishing. Familiarity breeding contempt maybe? I don't think I would be comfortable leaving my ride in a slip overnight. Have only done that at LOZ where it was basically a necessity and I wanted to stay up all night watching it. That's why I like Schooner Creek for lodging, plenty of space by the rooms for the truck and trailer. Good luck with the house search. I big time messed up on one in K-City last year, probably cost myself $30K by not buying it in May vs a comparable house today. Oh, well.

Boat is on Table Rock Lake near Shell Knob, MO

Been going to the Rock since 73, introduced my family to the area, and hopefully my wife will be able to work from home, so who cares where home is at. Bill thanks for the info on boat stall, it is with the property, but I thought they were asking quite a bit for it. I do know that 2 or three years ago slips were going for a pretty high price. Z22
Bill Babler Posted April 1, 2009 Posted April 1, 2009 Without a doubt. No Question Period. Shell Knob is the fishing capitol of Table Rock Lake. No where, at anytime can any other lake section compete with the shear numbers of bass that can be caught from point 18 to Eagle Rock, it is the mecca for numbers. I did not mention size or derby winning fish. I mean shear numbers of fish. In the past I have seen full day guide trips based out of Big Cedar run to Shell Knob to fish. I have seen trips from Cape Fair run to the mouth of the Kings. It is still not uncommon at all, even last year with the 4 buck a gallon gas to have full day guide trips out of Kimberling City, run to Shell Knob. If we as guides ask each other where we were fishing today, and how we did and you say I was at the Knob today, anything you say dosen't count, as you are expected to have nailed them. Most all the guides, and a very high percentage of the locals, can catch bass in numbers 365 days a year out of Shell Knob. You can't say this for the rest of the lake. techo Posted April 1, 2009 Posted April 1, 2009 Where would be best for size.....not numbers? A wise man once told me there were more of the three types of bass in Shell Knob, but there are more LM in the James. Time of year and all of that being taken into consideration. Tim Carpenter
