ness Posted May 9, 2012 Posted May 9, 2012 Sale was from FDIC to a private entity. I don't think you'll see it published anywhere, but what do I know? I think it was listed at $5 million. I also stumbled onto a listing for WindRush at $5.8 million. Ain't gonna happen. John

I just thought someone around here might have heard what it brought. I would guess around 2.5 to 3 million. 2 brothers out of St. Louis bought it. I heard Wind Rush is for sale also at about 5 million. Those prices have to many zeros for me ! Mitch F, I see your interests are the same as mine. I would like to purchase a small farm in southern MO. with a live spring creek and some trout fishing or the possibility of that, just trying to figure out a fair price per acre. I am a farm land owner in west central IL. , but the land market is different up here. Thanks
Gavin Posted May 9, 2012 Posted May 9, 2012 Call up Tom or Lisa at Westover and confirm it, but I heard it went for $1.2M at the FDIC firesale...Just because a property has a spring creek doesnt mean that it will hold trout. Many of the springs have too much nitrogen content to support insect life and trout. I'd get a copy of Chuck Tryon's Trout book and a gazetteer and scan the list of possibles. There is always river property for sale on the North Fork of the White...and plenty of cattle farms in the area. Rocky soil in the Ozarks isnt good for much more than cows & timber. I have'nt ever had to report sales prices in any of the rural counties where I have bought property. The assessor sends out a form for self reporting. The paper work filed usually says something like "sold for one dollar and other valuable consideration". Wood land around here is selling for $700.00 to 2000.00 and pasture is 1000.00 to 3000.00 depending location, water...etc. Best bet is finding a good agent and woking with them everything is not listed on the web.

I have Tryon's book it does have a lot of good info.. I live 120 miles north of St. Louis and I am looking for some land as close as possible to my home , Steeleville is about 4 1/2 hours. But I would consider farther.
