New knee - check A severe case of cabin fever has followed between 2 weeks off from work, 2 weeks more mostly working from home and now forced to work from home indefinitely. Well, at least I can walk around and get out of the house now. Really looking forward to some small creek trout fishing in the next month or two. @BilletHead you sure got the juices flowing with your pics yesterday!! Still hoping for a Driftless Area trip this summer.

It's a supply and demand thing driving mortgage rates, not banks arbitrarily deciding to stick it to borrowers. Virtually all mortgages are securitized and sold in the secondary markets as mortgage-backed securities and those markets largely determine mortgage rates. When our government wants to calm the markets down they go into the market and buy securities including mortgage-backed securities adding cash to the system and pushing rates lower. Early last week they announced a big buy, but excluded mortgage-backed securities from the program, which was a huge screw up on their part. That sent MBS prices tumbling and yields rising creating the increase in mortgage rates later in the week. When they announced their big program over the weekend they remembered to include MBS so prices have rebounded and yields are falling as are mortgage rates. The problem for the mortgage markets now is the huge glut of refinance applications we choked down. No bank, including us, sits around with a bunch of extra staff twiddling their thumbs just in case mortgage applications double or triple. So, if you got your application in early in all this you're probably fine. If you didn't, not so good for you. Back on topic: I had cold pizza for lunch today!

Mortgage rates were down but they bounced back up last week. No clue what tomorrow holds and I don’t know about other consumer rates.

I got my knee replaced 2/17. Been home since then and working from home the last two weeks because I can’t drive yet. To say I’m sick of being cooped up here would be a vast understatement. Got the word today that we’re to stay home if we’re able to work remotely. Oh boy. Meanwhile, all this market turmoil directly affects what I do at the bank. Big time. Fed cut their rate to near zero today and that has far-reaching effects on the credit markets and what we’re doing. I was there in ‘87, for 9/11, and 2008. None of those were like this. So, I made pizza today 😄 Overnight cold rise on the dough, before being balled up Made the skins Loaded them with a simple no-cook tomato sauce of crushed tomatoes, salt, and a dash of red pepper flakes. Seasoned ground beef, mushrooms and black olives. Dressed with some olive oil and topped with mozzarella. Dang. Things came together very well. Used a lower hydration and let them rise at room temp longer. One of the best outcomes ever.

I got called for the first time ever last year. It was an eminent domain case. There was a short dead end road that crossed the railroad tracks and the trains had to blow their whistle at the crossing even though there was zero traffic. The nice new neighborhood built nearby finally figured out they had something to complain about so the city condemned the road. There was a small landscaping business located there. He got some amount of money and got kicked out. Guy sued the city for more money. Attorney for the city was asking potential jurors if they thought the business should receive anything more than the appraised value of the property. I said I though he should be compensated for the relocation expense, disruption of business and also an allowance for any higher costs he would incur (which was likely because there couldn't have been a cheaper piece of real estate anywhere close). They also asked if anyone knew anything about real estate appraisals and I told them I thought they could vary pretty widely. Well, not surprisingly they didn't pick me. I wasn't trying to get out of it. I was answering the attorney's question. That guy got screwed and I truly felt he deserved to be compensated. A couple people spoke up and said they agreed with me. I followed the trial and the guy did end up getting some more money. No idea if it was fair, but it was nice to see a little businessman stick it to the city a little.

That’s a pretty weird story even though it’s not all that unusual for the media to get things jacked up early on. It’ll be interesting to see how this develops. One of the local TV stations here in KC reported a confirmed case in Johnson County, KS where I live early this morning. But none of the websites are reporting it as of 9:30 this morning. Our local news is crap. Dow hit circuit breakers, oil is down 25%+. 10 year treasury yield below 0.5% which is huge.
