Fortune favors the bold. A lot of people know that property and that stretch of the Current very well. That's sort of the problem.

Zero privacy, the home is small, the quality of construction is nothing special, and I am pretty sure it's located in a flood zone. I am surprised no one has bought the campground across the way and subdivided it into a few building sites.

Downside is its location to Tan Vat, but not like there are a lot of options on the water down there. There are a lot of areas near Montauk with a TON of potential to be both really cool and profitable if they were managed right*, but for some reason just never seem to be. Ozark Mountain/Inman Holllow is one intensely cool place. I paid a good chunk of change to camp there once (despite there not being much in the way of amenities, or anything else) because when else do you get to camp on a Civil War battlefield alongside a trout stream? I bet I'm not the only one that feels that way, and it would be that much more so if it were actually run well and didn't cost what was a pretty exorbitant price. The right owner could really do something with that, though you'd hope it involved a healthy amount of preservation of the history there. *Also, if you're thinking this is a conspiracy to create more campgrounds, and thus redirect people away from the various informal campsites that I so prefer, you're totally right.
Gavin Posted May 5, 2015 Posted May 5, 2015 Ozark Mountain Ranch was the best property on the market down there but the problem is the road. Folks are reluctant to haul their campers and motor homes down there. It's overflow from Montauk mostly. They are asking a lot for Eagles & that place. Both are basically tear downs so they must be waiting for a buyer with stupid walking around money. Will stick with our moderately priced camper, collection of tents, and skip the hassle of riverfront property. Vacation home/cabins/timeshares/rv storage would probably be the best way to go with those provided that it the fees are enough to fund routine maintenance & some folks to watch the place. Would hate to see that happen though.
