I did some research on the new owner at Circle J. Found an article in Timberline Magazine from 2010. Looks like he, his mom (70 ish) and girlfriend run a big logging out fit up north west of Hannibal in Scotland County. Sounds like a pretty straight forward hardworking guy that doesn't take off much to have any R&R, "He tries to take at least three weekends, around the holidays of summer, to travel to the Lake of the Ozarks resort area in the southwestern part of the state." The mag in 2010 said he is owner/operator of a family cattle operation as well.

With a $300,000 bill to the Feds and $415,000 debt for the land I doubt he is going to make it into a campground that is lucky to even clear the down payment. Plus no time to enjoy or oversee it!! Having a couple new camping facilities opening in the last couple years down there I can't see what another one will bring to the table that is going to draw the clients? Plus there isn't enough timber left on that property to make any money. This guy isn't into firewood cutting and selling by the cord.

This might be interesting to watch!!

I may be misunderstanding you, but he doesn't owe the Feds. He bought the property free and clear, taxes are the other guy's problem and were likely covered by the sale price with some left over. The former owner would get what's left after costs. I'd bet the Feds weren't too worried about keeping costs down, so close to zud.

Yep your right Ness, wasn't thinking about Uncle Sam getting his.

Still a sizable chunk of change for 2 hillsides.

Hope the new guy does well with it. Might be a good opportunity to generate some tax sheltered cash flow for the right buyer.

There are quite a few trailers still in the park. I suspect the panic about moving and those in the news were renters and the trailers were also being seized.

I don't know how many units the campground can hold, but the going rate around there is about $1K a year. This is with water and sewer only so the margin is pretty good.

Well Buffalo has the best high school in Dallas county. :rolleyes:
