would like to leave my toon on the lake. getting harder and harder to load and unload.  whats a fair price for a 10 x 24 slip with no lift?  any ideas where i could find one?

the going price for a really nice 10x25 near Indian Point is currently $25-$30K without a lift.  This seems high to me as they were $12-$15K just 10 years ago but down my way, there are no more dock zones to built new ones.  A nearby dock replaced theirs a few years back for $160K for 20 slips or $8K each, so supply and demand drives the price.  It is a really nice galvanized dock.

Boat slips are a good investment.

We keep ours at Indian point marina in a 10 X 24 slip.

You can pay monthly around $119.00 per month.

Every 3 months which is what we do cost $358.00.

Every 6 months is just a little over $600.00 maybe around $650.00

Once a year I think is $1208.00 for the year.

You can ask Dylan Cluver, he works at the marina & would know the exact prices & if they have any slips open?

I think Cape Fair is about $1600/ year, and they have been really nice and helpfull for me.  

 

If you get into a slip- You will love it!    If you look around, you can even find used lifts pretty reasonable, They make keeping the boat clean a lot easier.

I would not recommend leaving a pontoon in the water year round. A guy on our dock does, and you wouldn't believe how scummy the toons get, not to mention the lower unit and prop.

If you're looking for a used lift, try Tom Blake at Blake's econolift. Great guy, very trustworthy and fair.

Also, you should be able to get a 10 X 24, maybe even with a lift for around or even under $25k depending on what part of the lake you want to be on.

There will probably be some annual dock association fees for electric, insurance, etc.

There's a 55' slip on our dock for $55,000 and it even includes an old houseboat, which actually is pretty nice inside.

We leave ours in the lake all year around, we just use a brush & scouring pad to scrub the pontoons, lower unit, & prop every so often.

Even in the winter months we put on our Scuba wetsuits & get in to scrub them, keeps the scum to a minimum.
