Smalliebigs Posted April 27, 2015 Posted April 27, 2015 I'm not a huge trout guy but, I love this property and I already had an appraisal done on my St.Louis home and they will only give me $250,000 in equity. They just reduced this listing......possibly someone wants to go in half on an LLC to own this place??? Here is the listing http://www.moodyrealestate.com/3568.html It is already a rental right now......I wouldn't be doing that but, http://www.blueribbontroutcabin.com/ I want this place.......just need another $100,000 g's I guess???.....it's fun to dream but, this one is a good price I think. moodyfour 1
Terrierman Posted April 27, 2015 Posted April 27, 2015 Asking price is $269 K. Your $250 K will probably get it bought.
Gene K Posted April 27, 2015 Posted April 27, 2015 That's been up for sale for a while now. I'd be surprised if it appraised for that much.
jpb2187 Posted April 27, 2015 Posted April 27, 2015 Why not just whip out another Million... HA! http://www.landleader.com/land-for-sale/spring-valley-trout-ranch ness 1
Gavin Posted April 28, 2015 Posted April 28, 2015 At Tan Vat? Would not want the place. Buy yourself a camper our a tent and stay at Montauk or on the river. Gene has a choice spot. Would have interest if you ever want to sell.
Smalliebigs Posted April 28, 2015 Author Posted April 28, 2015 Well I need out of St. Louis county...the rainbow flags and Starbucks in Jerkwood are getting to me. Smallieguy87 and Brian Jones 2
Gavin Posted April 29, 2015 Posted April 29, 2015 Heck rainbow flags and a Starbucks does not bother me. I'll visit the Ozarks and live like Grizzly Adams for a couple days, but we like the schools and the amenities in town a lot. ozark trout fisher 1
ozark trout fisher Posted April 29, 2015 Posted April 29, 2015 Just my advice: if you are looking for a quiet place on a river where you can chill and catch fish, that's probably not the right place. That is a lovely stretch of river there from this fly-fisherman's standpoint, but it is right on a heavily used road, will have a constant (and I mean consant) stream of fisherman wading down from the park and up from Tan Vat, and there will never be a measure of privacy. If what you are looking for is one of the few opportunities to own a home right on a great trout river in Missouri, you may not have another chance. But if you are looking for literally anything else, then I'd pass.
Gene K Posted April 29, 2015 Posted April 29, 2015 Yep, there's pros and cons to being right on the river with good road access. IMO, the cons outweigh the pros. There are some choice places downstream a bit that are also right on the river like Love's, but that will never become available, or so the owner has told me. Shame, it's wasting away and has so much potential. Same with the cabin at the power line. Those are but a few that are right on the upper current where you could still maintain some privacy and not worry too much.
